Our conveyancers have many years of experience and are able to work with you to meet all your conveyancing needs. Our process is informal and unstuffy when you choose to instruct us, making the transactions pleasant, professional, and efficient.

 

Besides vast experience, we have some of the lowest fees in the region for our conveyancing services and offer free initial quotes upon request. Our fee is £399.00 plus VAT and other expenses for all sales and purchases. These expenses include land registration fees, Bank TT fees, Official search, HMLR search, stamp duty, local search, water search, coal mining search, and any other unusual searches (if applicable) and completion of the Land Transaction Return form. This form was introduced by the Inland Revenue; it is a seven page form like a tax return which needs to be completed with a great deal of information on completion of most land transactions. We will gladly complete this form for you at a cost of £30.00 plus VAT (please note that VAT will rise on the 4th of January, 2010).

 

We also offer an Energy Performance Certificate (EPC). Energy Performance Certificates tell home buyers and sellers about a home’s energy efficiency –using A to G ratings, like those used to rate fridges and washing machines. As soon as it has been received, the EPC should be made available to potential buyers. The certificate will make recommendations for cost-effective improvements to help cut fuel bills and carbon emissions.
